Responded to a well water system experiencing cyclical pressure drops occurring every 3-4 minutes, lasting approximately 15 seconds per cycle. Upon inspection, diagnosed the issue as a waterlogged or improperly charged Flexcon pressure tank. The pressure vessel showed signs of bladder failure, causing the pump to short-cycle and creating the repetitive pressure fluctuations reported by the customer. Tested the tank's air charge and found insufficient pre-charge pressure, which prevents proper water storage capacity and forces the well pump to activate more frequently than designed. Recommended pressure tank replacement to restore consistent water pressure throughout the system and prevent premature pump failure due to excessive cycling. The existing water heater and plumbing connections were inspected and found to be functioning properly with no contributing factors to the pressure issues.

Installed a new 60-amp subpanel with wiring from the main electrical panel to the upper deck to provide dedicated power for a hot tub and separate circuit for outdoor lighting and fan. Routed wiring through unfinished basement section to supply two control switches (one for fan, one for four lights), then back outside to power the fixtures. Installed four 6-inch recessed light cans and one ceiling fan electrical box on upper deck. Mounted two sets of wireless remote controls for lights and fan operation—one set upstairs by sliding doors and second set downstairs by sliding doors—allowing convenient control from either floor level. All electrical work was permitted through the building department and inspected by the authority having jurisdiction. Project completed in phased approach with final fixture installation scheduled after deck ceiling work is finished by separate contractor.
